What We Mean By Community Investment

Community investment enables local people to support regeneration through shared ownership rather than short-term commercial development. Stratford Regeneration uses a community shares model to raise patient capital that can be applied to the acquisition and long-term stewardship of assets for community benefit.

Investment is made in the Society itself, rather than in individual projects, and supports the Society’s overall objectives as set out in its rules.



Community Shares

Community shares are a form of withdrawable share capital commonly used by Community Benefit Societies. They are designed to enable people to participate in organisations that operate for community benefit and are governed on a one-member, one-vote basis.

Community shares are not traded on a market and are not transferable. Any withdrawal of share capital is subject to the rules of the Society and the financial position of the Society at the time.

 

 

Use Of Funds

Capital raised through community investment may be used to support:

  • The acquisition of town-centre or strategically important assets
  • Initial professional costs associated with regeneration projects
  • Improvement, repair, or adaptation works
  • Long-term stewardship and management of assets

Funds are applied in accordance with the Society’s objectives and governance arrangements.

Returns And Risk

Community investment is intended to support long-term community benefit rather than to maximise financial return.

  • Community shares are not guaranteed
  • Investors may not get back the full amount invested
  • Any interest payable, if applicable, is expected to be modest and subject to the Society’s performance and rules

Community investment is open to individuals and organisations that support the objectives of Stratford Regeneration and meet the eligibility criteria set out in the share offer documentation.

Investment Process

  2. Complete a share application form
  3. Applications are considered in accordance with the Society’s rules
  4. Successful applicants become members of the Society
