Introduction

Stratford Regeneration is exploring a small number of town-centre assets where community ownership could deliver long-term benefit.

Projects are assessed against the Society’s objectives, financial sustainability, and long-term stewardship principles. Only projects that meet these criteria are progressed for further consideration.

21/21A Greenhill Street

Overview

Greenhill Street is a centrally located town-centre property currently under consideration by Stratford Regeneration CBS Limited. The building occupies a prominent position within the historic core of Stratford-upon-Avon and presents an opportunity for long-term, community-led stewardship aligned with the Society’s objectives.

The Society is exploring whether community ownership of this asset could support the vitality of the town centre, enable sustainable use, and contribute to the long-term care of the building.

The Society’s approach

Any consideration of Greenhill Street is guided by the Society’s asset-led regeneration principles, including:

  • Long-term ownership and stewardship rather than short-term trading
  • Financial sustainability over the life of the asset
  • Responsible management and maintenance
  • Alignment with community benefit objectives

The Society does not pursue speculative development and will only progress projects that meet its governance and financial criteria.

Information and assessment

As part of its consideration of Greenhill Street, the Society has prepared and reviewed information to support informed decision-making. This includes, where appropriate:

  • Initial feasibility and condition considerations
  • Financial appraisal and affordability analysis
  • Governance and risk assessment
  • Options for long-term use and management

Further technical and financial information is held by the Society and is made available to members or prospective investors as appropriate.

Why Greenhill Street matters

Town-centre buildings play a critical role in the social and economic life of Stratford. Assets such as Greenhill Street contribute to:

  • The character and continuity of the historic town centre
  • The availability of space for active and sustainable uses
  • The long-term resilience of the local economy

The Society’s interest in Greenhill Street reflects its focus on assets where patient capital and responsible stewardship can deliver lasting benefit beyond short-term commercial outcomes.

Current status

This project is at an early stage of consideration.

  • Any potential acquisition or future use of the building would be subject to:
  • Funding availability
  • Appropriate due diligence
  • Formal approval in accordance with the Society’s governance arrangements

No commitment has been made at this stage, and there is no guarantee that the project will proceed.
